Hi;

I'm targeting landlords for lease option deals. Not all of them want to give up their income stream, so for a seller who wants the ongoing rental income I'm planning to help them buy another house.

Do you guys know any strategies for buying a house at 90% of retail value (I've heard this being called "retail net")? The standard wholesaling model at 70% ARV and below is VERY difficult now in So Cal, but I don't need that big a discount anyways. I've heard you can door knock MLS listings to offer "retail net" but that seems like it could be a breach of contract for the seller

know RE Development can not be fully understood from a book. But what books do you think are helpful for learning about the field? I am open to good books on any kind of development.

I offer great move-in incentives so getting the rental filled via craigslist or classified works just fine.

Are you sure about the legal aspect? It sounds hard to believe that I couldn't send anyone from my company, or contracting for my company, down to show a rental

I think an agent might be better at explaining the rental agreement to someone and also coordinating showings when the current occupant isn't there. But you have a point; I may as well train my handyman if it means paying less.

Is E&O needed if I give the realtor standardized contracts? My leases are very "plain vanilla"

$1,300 (1 month's rent) to place a renter sounds fair if the agent does everything, but I handle:

1) All the marketing
2) All the tenant screening (the biggest time sink)

So the realtor would only need to schedule showings and finalize the contracts. I estimate between 4-15 hours of work per job. Is $25/hour fair for conducting showings and having simple contracts signed & submitted (excluding E&O)

Hi;

I'm looking for an accountant who's aggressive when it comes to tax minimization. Most of my deals are flips so this is very important to me. Asset protection and avoiding audits are not nearly as important.

Can you recommend a good accountant in California or Nevada?

Hi;

I'm going to start calling around to see about becoming an "assistant" for a realtor, as I hear realtors can grant access to the MLS to their assistants. What's a fair price per month to pay to a realtor for MLS access from my home computer?

Hi everyone;

I wanted to ask if you adjust comparable property valuations based on "feel" or a more rigorous method aka:

Comparable 1 is on a main road. Main road properties average $4 less per square foot in this town.

Comparable 2 has a 4th bedroom. 4 bedrooms carry a $10 per sf premium in this area
