Hi;

I'm considering offering property management services to homeowners who's houses I put under lease/option. Do I have to be licensed or can anyone do this?

Hi everyone; I had the pleasure of hearing Bruce Norris (A famous California investor) speak yesterday, and he mentioned something very interesting about land values. He said running a cost analysis of them, there are a lot of deeply undervalued lots right now. Someone asked how he values land and he quickly mentioned it has to doing with various building costs that you subtract from the FMV of a new construction until you get to the residual land value.

Anyone know a good book or course that teaches this in depth?

Hi; the bandit sign issues are low risk around here (I know this because I gathered intel directly from the relevant code enforcement agencies). Parking illegally could be completely different which is why I asked. Posting a few signs doesn't mean I'm completely reckless with regard to the law :)

The friends I'm referring to have a mutual interest in real estate (we're all starting together). We agreed that we would use each other as needed but that has not panned out--I'm the only one that's doing anything sadly.

Hi all;

I am unable to get my friends to help me post bandit signs with me, which means I'll be doing it solo this weekend. A driver makes the posting process easier, but I'll make do with what I have. I'm not going to stake any signs to the ground--all will be zip tied to poles.

If anyone else posts signs by themselves, do you feel comfortable parking right next to the target location for the sign, even if there's no parking allowed? Or will you park a distance away, where it's legal, and walk to the location?

I must admit I'm thinking of parking illegally and not event turning the car off! I might be able to get away with it since I plan on posting the signs at 12am. On the other hand my target area is bad enough for me to probably not take the risk.

Hi; I have a goal of getting an office room, 8'x10' or larger, for $100/month or less with basic utilities included (electric & decent internet).

The advertised office rooms around my house are outside my price range ($300/month and up, and a bit off course from my target area) so I am planning to hunt for an unused space myself.

My plan is to call around the local area for a business with an unused room and make an offer to sublease. But I'm not sure which businesses would be a good target for a potential subleasing arrangement.

Who would you target? Thanks for any ideas :)

Hi; I wanted to ask the experienced investors how they approach a potential acquisition with 2 people on the title:

Is it worth the extra scheduling difficulties (& hassle to the other spouse) to require both parties to be present when making an offer on a home? Or is it equally fine to make the offer to just one of them who seems to be the one wanting to handle the appointment?

I've heard that commercial vacancies for retail/office/industrial are normally filled by lease brokers because they have a network of contacts and know "who's moving, when & where."

Assuming this is true, has anyone found it worthwhile to primarily do their own marketing and go a broker as a last resort? Or is cutting out the middleman normally a dangerous proposition?

Thanks; I do understand how to do asset allocation. I have a BS in Finance and they've drilled the CAPM into my head more than I care to remember :)

Thanks Douglas! Based on the course content, ULI seems like a great program.

To clarify J Scott, I'm looking to get educated in real estate portfolio analysis & management. I think an educated investor has an advantage when it comes to reaching his goals.
