Yes, you could start with Kathy's suggestion above.  Yet if you plan to treat it as a legitimate business, invest a few hundred dollars in your own purchase & sale agreement and assignment contract, written by a licensed attorney in your state.  A good real estate attorney may already have something they can offer you or update as needed, without reinventing the wheel.  But you generally don't want to use legal docs from other parties without having an attorney review for your protection.  Please keep in mind that you are not selling an Xbox on Craigslist or something, you are transacting in real estate that comes with a lot of liability.  Don't be cheap and look for free crappy docs online.  Best wishes in your journey!

We've had good luck with furnishedfinders.com for traveling nurses as well as corporatehousingbyowner.com for executives.  Sounds dated and obvious but Craigslist as well for 30+ day rental posts.

Yes, ditto to Allan above.  Who pays what is (or should be) detailed in your purchase and sale agreement.  I have a specific line that I add in my wholesale PSA that states "Buyer to pay Seller's title & escrow fees and WA state excise tax." Our escrow (closing agent) adds those costs to the buy side. That way, what we offer the seller is a NET offer (less any outstanding liens the seller may have, like a small mortgage).

Ditto to Jim's comments.  Not sure why you're trying to tie up a property if you don't have paperwork ready to go.  Highly recommend you have an attorney draft up your docs specific to your state and don't search for free contracts online.  There is a lot of liability in transacting real estate. Yes, like what Bruce mentioned, that is typical in our area for multifamily.  Otherwise you end up with dozens and dozens of "tire-kickers" wanting to see all of the units, which would be a giant notice/scheduling headache for the PM/agent and tenants. Weeds out a lot of the no-so-serious buyers.

Any Georgia RE experts here? My company is expanding to the Atlanta area and our market research dept wants to farm 2-4 unit property owners. Local title companies don't seem to be able to help like they do here in WA. Is owner info not public info there?  Hoping to find a resource for property owner and mailing address info.  Appreciate any insight.

I'm interested in acquiring multifamily in Lex, ideally 20-80 unit apt buildings. As agents, we are solicited with shiny new lead gen tools every other day.  Over the last decade, I have pissed money away on Zillow, Realtor, etc.  There are basically two ways to generate leads: pay for them or hunt for them (calls, networking, etc).  I have found nothing beats building your "humanbase" or sphere and connecting with them on a regular basis via calls, texts, emails, bday cards, one-on-one coffee/beer "meetings," group happy hours and so on. I haven't spent a penny on any online lead gen or farming products in the last year and my business is on tract for best year ever, all from referrals within my sphere or general networking online.  Best wishes!

Yes, at least in our market. There are REO agents that post listing in our MLS, which is why you'd see them on Zillow. Most go for at, or above, asking. No screaming deals. But the inventory continues to be very lean.
