Ditto to Jake's comments.  I've had my own, been with KW and now eXp for over a year.  It really depends on your needs, goals and how you like to run your business.  eXp is just the right fit for me at this stage of my business.  PS - I loved KW and didn't plan to leave but couldn't pass up the stock & revenue share at eXp...Plus I save about $7k a year in fees but I just consider that bonus.

@Ben Toth I've had my own firm and worked for KW, which I loved but made the move to eXp a year ago and love it for different reasons. I'm very happy if you can be patient during on board process. So many agents moving over.

Looks like CAP rates are slowly creeping higher. Not seeing so many 2-3% in Seattle and finding more opps above 5% in N. Pierce county. I suppose there will still be many that are bullish on near double digit appreciation.

@Brian Olson Not sure if you were interested in keeping this dialogue open but have you thought about selling your Maple Valley props and consolidating into a better investment like a small MF?  I didn't see your reply to Patrick's message above about your target cashflow.  There are still cash flow opportunities in the Puget Sound area (obviously), you just have to hunt harder and find more motivated sellers.  Turnkey props most likely won't pencil for you.  I have a client that has bought a couple SF homes in Pullman and it has worked out for him.  I'm recommending my clients to avoid Seattle for the time being. Not only due to the low CAPs but the insane political environment and uber-tenant-friendly rental laws.  Happy to chat further offline if you'd like.  Best wishes on finding that next awesome deal!

Just curious...why fuss (in this situation) with trying to change zoning on the property or deal with city permitting? I feel that is usually an exercise in frustration. I'm sure you're watching the market but why not purchase a triplex fixer, like the one on Ainsworth for $265k? It's been on the market 125 days. At initial glance looks like something that would be a decent house hack or BRRRR opp.
