These are not tenants, hence these are not hold over tenants.  I would not evict them I would eject them.  Georgia is very landlord friendly state do don't worry if your letter/notice were to imply a landlord-tenant relationship.  I am not completely familiar with how ejection process will work here in Gwinnett Co. I can recommend an attorney that i use for evictions if you want.  Send me a PM.

If selling on your own as a "as is"  property, you can choose to not provide any disclosures.  Just say sold as is.  Seller will not provide any disclosures. 

Are there any lenders in Georgia who will loan to a single member LLC. The LLC owns two rentals. Tenants are in place for more than 3 years.

The Sole member does have W2 income and excellent credit.

FMLS is one of the two MLS services that covers the Atlanta market. Rental listings on our MLS get syndicated to Zillow and it’s affiliated websites. Ask a real estate agent local to your market.

@Al Pat  I would consider listing rentals on FMLS.  Listing on FMLS also creates a record of comps for the actual rent.  Currently, FMLS charges a flat fee of $15 for rents up to $1,499/M.  Listings will show up on zillow, hotpads, trulia etc.  This is cheaper than $9.99/week.

In GA let the tenant sign up under their name.
