3 months to know someone then marry? Before even thinking about REI you need to personally be in the right place along with your marriage. Going into REI with this mindset will be a disaster. Best if luck! Don't make any rash or hasty decisions.

Start local and house hack with an FHA loan. Whether it is a multi or renting out single family room by room. As being as young as you are you have the flexibility of not a lot of responsibility. You can always start out of state but most markets you'll be in a D/C- area with that price point. Unless you have a great team and you are prepared for all the hassle that comes with it. Also what do you plan to do after college? You mentioned a degree in Real Estate.

Everyone else has hit the nail on the head. Run numbers with both units rented. If you rented somewhere rent would be $1,000+ so if you are only paying $600 to live that's worth it while starting your portfolio. Also thank you for your service ;)

I'd rent your current home out. Use the HELOC to house hack a multi unit. Then a couple years down the line buy a nice home. Build a strong foundation and start your portfolio.

KC has been a strong cash flow and appreciation market. Might as well have the best of both worlds :)

I agree with buying a MFH. I am 20 and January I am using an FHA loan for a 4plex. You can always do a SFH and rent room by room.
