KC has been a strong market for OOS investors. Has a good mix of job growth, lower prices, steady appreciation, and good returns.

Congrats on starting the journey. I'd start local (within a couple hours) to start looking. If it is still expensive you can look into another state, most likely the Midwest.

I would do self storage, partner for large multi, BRRR SFH, flips. The possibilities are endless. The questions you need to ask are...


Do I want to be passive or active?

How safe do you want to be?

Local or OOS?

By yourself or partner?

What are your 1, 5, 10 year goals?

Can you see yourself loving REI?

Yes 500K is a lot but you can burn through it quickly. Be smart with it. Best of luck!

HELOC or cash out. You can take the equity from the home to buy a flip/BRRR. And you can rent the inherited home out too. Great starting point!

Look up Bridge, Kansas City Real Estate Investors, Winvestors, and Kansas City Real Estate Investment Club are the larger ones

KC has been growing over the past years. Migration from people moving inward. There is consistent growth in appreciation and rent but it isn't out pacing income. Also still affordable compared to other markets. There is diverse jobs here which helps keep KC a linear market.
