Hello,

My name is Caleb Bryant and I have set a goal for myself to acquire 20 units by May 19th, 2018. To do this I am going to have to lay some serious ground work first, so I thought my best strategy is to come to the Bigger Pockets forums and talk to everyone that has experience that I can. I live in Franklin, Tennessee which is an extremely hot market as it is just south of Nashville which is booming. I would love to meet people who are investing in multi family who are from the Nashville area, so reach out to me and I'm happy to buy you a coffee!

I would love to talk about strategies, markets, headaches and everything in between. I have talked to many real estate investors before but never anyone who deals with multi family specifically. 

My initial goal for real estate is to create financial freedom. I want to build a scalable and sustainable supply of cashflow while making a difference in communities.

I've been thinking the same thing, would love to know this answer as well. I'm pretty sure jake lives about 2.5 hours from me anyway so I should just go ask haha

Hey Britany, welcome to BP! A book I enjoyed regarding multi family investing was The ABCs of Real Estate Investing by Ken McElroy. Really helps with a lot of the thought processes and numbers that go into buying apartment deals, whether they be 5 units or 150 units.

Welcome to bigger pockets David! Something an investor friend of mine suggested is finding a building you like and then finding its owner through public records. He's found a few off market deals that way. You never know who is ready to sell, or if they have other similar buildings. Good luck with your search!

I can't tell you if this is truly a "desperate owner" or not but I can tell you I have seen this same house on Craigslist for months. The title changes from time to time, a couple months ago it was something like "must sell this week." I think it's probably a pass but looking into it never hurts!

@Mark Douglas I'm actually from Blacksburg, VA but I have lived here since October. I also lived here previously for school so I'm somewhat familiar with the Franklin/Spring Hill areas. Still working on my pinpoint areas, have a lot more research to do before I can give a good answer.

That's so awesome, congrats! I'm 24 so it's very inspirational seeing someone close to my age doing this. This is something I want to do in the future. I love what you said about impulse buys. Keep up the good work!
