Post: Eviction processed.. do I really need to keep their crap???

I went to court in Ogden yesterday and the judge issued an immediate order of restitution so I have the house and the tenants are out...but they left about 2 dumpsters worth of crap (clothes, furniture, misc junk) in the house. I want to begin working on the rehab immediately, but their junk is in the way. I know the law states that I have to store it for 15 days (and I'd use the garage for this), but that means I'd put everything in the garage and then throw it away in two weeks anyway. Have others thrown the tenants possessions before 15 days it up? Am I playing with fire if I just throw it away and ask for forgiveness later?

@Account Closed, just like Skyler said, don't listen to naysayers. I've had so many people tell me I'm crazy to attempt to invest in Utah as it is such a hot market. If I listened to all of the people that said I couldn't do it, then I would have missed out on some great opportunities. I know quite a few wholesalers in Utah that are doing 3-4 deals per month. It can be done. Sounds like you're doing it. If they are great deals, you will find buyers. Quickly. Make sure your repair and ARV estimates are solid. Make sure you know what profit margins your investors are looking for and then you'll be able to back into a purchase price and get creative with the seller.

Welcome to BP, @Account Closed! There are a few REIAs in UT that have routine lunches a few times a month, plus Jeff's BP meeting. They're fantastic resources. I would suggest looking up the times and places on the Utah REIA and SLREIA's websites and going to those to figure out which niche you want to tackle.

Brady, while I think there are a few UT wholesalers on Bigger Pockets, I think you'll find more success if you attend some of the networking events held in SLC and other surrounding areas. I know SLRIA does a monthly lumcheon (3rd Friday of each month) and that @Jeff Rappaport hosts a couple events geared towards Bigger Pockets members. 

I think wholesalers are sort of protective of their cash buyers list, so building rapport with them is an important step to gaining their trust. They want to know that you really can close in a very short time frame and that you have the necessary funds. I think once you've bought a couple, then you'll find that it's easier to win their trust, IMO.

Welcome to BP and Utah, @Lauren Weiss. There are quite a few ways to get involved. Here are some of my favorite things:

1- Listen to as many podcasts as possible. Focus on the ones you're most interesed in. Take notes about questions you have while listening and follow-up with searching through forums/articles on BP to find answers.

2 - Update your keyword alerts today (unlimited) around the topics/locations you're interested in (i.e. Ogden, Weber County, Utah, Flipping, Andrew Bougt). As people post in the forums, you can insert yourself into the conversation. 

3 - Get connected with other local investors. There are REIA groups that meet in Logan and SLC (not sure about Ogden), as well as BP meetups once a month.

Hey Alan, I don't believe any Weber County site will tell you that information. But, a good title company should be able to look that up and see if there are any liens on the property. Do you have one in mind that you would like to work with in the future? I know there was at least one lady from the BP meeting that worked for a title company. 

Title companies want more work, so if you approach them and say 'I'll bring x amount of my work to you guys if you cut me a deal on these title searches,' I think there might be 1 or 2 that are hungry enough for more work. 

If you can't find anyone, I can recommend a great guy in Layton (my guy) that could do this for you if you close with him. Let me know. Good luck.

Welcome to BP everyone. I've been on BP for a few months and have been trying to network with key individuals here locally. That's actually how I got my first flip deal in Ogden (closed last month and will begin rehab work in 3 weeks, after tenants are out). One thing that has really helped me is setting up email alerts from real estate listing sites (I like to use Estately). I have an alert for anytime a new house is listed in Layton, or a house under $200k is listed in Davis County, or a new house comes online in Weber county for less than $140k. By doing this, I feel like I have my finger on the pulse about how hot each submarket is. By doing this and and analzing all potential deals (maybe 1-2 per day), I've probably now analyzed 75+ homes and I feel like I know with more surety whether a property is a good deal or not. I'd be happy to be a resource if you have any Davis County questions too.
