Hi @Mike F.

I would say that Cheviot is solid. Cheviot has it's own police and fire departments. However, they use Cincinnati Public Schools which are horrible. 

How Horrible are the schools? In 2016,  Cincinnati Public Schools was given Ds and Fs on every indicator measured by the Ohio Department of Education on its annual school district report card.

Of course the Presidency is a Bully Pulpit!  It's the Executive Branch of the government, as specified by the US Constitution, equal to the Legislative Branch and the Judicial Branch. The President is equal to the 535 members of congress and the 9 members of the supreme court. That's a huge Bully Pulpit! How in the world can it not be a Bully Pulpit????   

He is "taking more time on Twitter to bully than he is taking the time to run this country properly" ????  Twitter is a 140 character text message. It takes less than a minute to type 140 characters. If President Trump sends 10 Tweets per day, then that would be less than 10 minutes per day. Surely we can agree that in 16 waking hours (assuming 8 hours of sleep), President Trump can spare five or ten minutes to directly communicate with his Tweeter Followers!!!!  Heck, Former President Obama likely spent at least 10 minutes a day stepping outside to have a smoke. Cigarette smoking is banned in Federal Buildings, so I am guessing that he never smoked inside the oval office. And Mrs Obama, being the health conscious person that she is, very likely did not allow Former President Obama to smoke inside the white house around the children. Correct????

"Making the rich richer" makes "America lily white"????  I am going to assume that you disapprove of "making the rich richer" and making "America lily white." I don't really understand why you would care that the "rich get richer" unless you believe that there is a direct correlation between "rich get richer"= "poor get poorer."  It has been my personal experience that, in the USA,  the rich can get richer while the poor get richer. I've seen it again and again and again! This is a great country, SPECIFICALLY blessed by The Hand of God throughout it's short history. While the rest of the world has deteriorated, decade after decade, the USA has thrived. 

As to the "America lily white" statement, President Trump is doing his darnedest to defund the single biggest killer of People of Color in the history of our country. Today, American Tax Dollars are being used to kill minority babies at a staggering rate. My former Mayor (and former Ohio State Treasurer and Secretary of State of Ohio) Ken Blackwell wrote an article last year in which he stated, 

"In 2010, the most recent year for which statistics are available, 138,539 black babies were aborted...Black women continue to have the highest abortion rate of any ethnic group, with a gruesome 483 abortions for every 1,000 live births. The bottom line? I’ll say it again: 138,539 black babies, nearly one baby in three, were killed in the womb in 2010."

President Trump wishes to stop the killing of these children which runs counter to your supposition that President Trump wishes for an America that is "lily white." 

I eagerly await your rebuttal!!!

Hey Micah.

1. Come to The Joe Fairless Bigger Pockets Meetup which is called "Cincinnati's Best Ever Real Estate Mastermind" group.   It occurs on the last Tuesday of every month, at 6:30 pm, at a community center in Deer Park. MANY of us have been attending for over a year. Quite honestly, it is one of the highlights of my month.  Google "Joe Fairless" and you will see the professional tone that the facilitator (Joe) brings to the table. You will find that this meeting will be a very productive 2 hours a month. Do not dismiss the "encouragement factor" that you will derive, simply by being around people who are already doing the exact same thing, that you are trying to do.  Dress is casual, or if you prefer,  super casual.  ; )   If you are coming straight from work, you can have a slice of pizza or two to hold you over till you get home. Google "cincinnatis-best-ever-rei-mastermind" for more information. 

2. At the meeting, make a beeline straight for @garth kukla. See his profile here on BP.  He is across the river but he may be able to give you some guidance. The guy is highly motivated and detail oriented. A great combination. 

3. Save your money. Nothing and Nothing equals Nothing.

Sorry for the convoluted information. We were saying that "The Incline District" is currently more desirable and will in the future be more desirable than "Price Hill" although in actuality, it is Price Hill...

p.s.  When we moved from SoCal two years ago, we chose Amberley Village over Montgomery and Kenwood because we wanted our 7th grader to attend this particular school. (It is referred to as a High School but is actually 7-12 grades).

Price Hill is  an enormous area. 

I'm not a betting man, but I'm guessing you are talking about 810 Matson Pl, Cincinnati, OH 45204. This building houses Primavista Italian Restaurant. (one of my wife's favorite Cincinnati restaurants...)

"They" don't call that Price Hill anymore. They call it "The Incline District"... The Incline District is a "thing" in Cincinnati.  LOL. 

Hey, when you are down here and you want some company driving around, give me a call. I'm available pretty much anytime except for Sunday mornings. We can talk about Italian Horses and German appliances.  : )

Walter is too polite to say that Price Hill is saturated with 3rd generation hillbilly's and 1st generation Hispanic immigrants. 

Further, it has a high crime index much of which is violent crime. Further, of Cincinnati's 52 recognized neighborhoods, Price Hill is not within the top 25. Many would argue that it is not within the top 40 of the 52. 

Price Hill has no champion on city council and is invisible to the mayor's office. 

When the local newspaper does an article on Price Hill, the topic is invariably child poverty or gun violence. 

That said, Price Hill is probably the best "general area" for cash flowing $15 to $25k houses in the entire region.

Because your tenants may not be good at budgeting and move out when faced with a water bill that they cannot pay. When they move out, they leave the water bill behind. In Cincinnati, the property owner is ultimately responsible for the water bill.  I will pay that water bill, one way or the other. 

I have a monthly water bill that averages $2,000 to $2,200 per month. I pay it with a smile on my face. 

Same with boiler heat. Five months out of the year, I pay an extra $800-$1,200 per month for natural gas to heat the boilers. It does not bother me. 

Landlords make this same argument with tenant paid, electric baseboard heat. I gladly pay for the heat for my tenants. I want their monthly electric bill to be low, so that they can pay the rent. 

My tenants are happy and appreciative. I haven't had anyone move out (or be evicted) in over a year. 

When energy costs rise, I increase the rents, a tiny bit, just enough to cover the increases.

Post: commercial truck insurance in Cincinnati

 Hi;

I have a 2000 Ford E350 17' box truck that I use as a mobile supply house/tool storage center. The truck is driven less than 5,000 miles per year and is located in Cincinnati, Ohio. 

The insurance policy is up for renewal and the annual premium is $457. This includes comprehensive, theft , uninsured motorist, and I believe has a $500 deductible. I am the only person who drives the truck. 

Does this seem like a decent rate or should I be shopping around? 

The current policy is with Progressive.
