@Matt Ellis, welcome to the BP community. Lexington is a great place to grow a real estate business and several investors like the surrounding counties even more. Since you grew up here you have an advantage of area knowledge that will lend itself well as you grow your business. My favorite tool on BP is the rental and investment calculators. I use them all the time! Hope to meet you at one of the meet ups!

Is it 50k cash? If so, I would use it as a down payment on a 150k-200k rental property. Depending on your commitment level you could go for a lower end 4plex, or a nicer, newer SFD that could be rented for $1500 or more per month.

@Sean Lamanna, welcome to BP! This is by far the best resource for learning and growing into financial freedom through real estate investing that I have found! I would love to grab coffee with you and chat about your goals if you are interested. Even if you already have a realtor that you are working with, I find it is always helpful to meet up with new folks and get plugged into the local REI community. We do have a thriving REI group her in Lexington and I would encourage you to join the group on facebook. Feel free to reach out to me if you'd like to grab a beer or lunch sometime.

Welcome @Ryan White! Glad to see another Lexingtonian interested in real estate investing! BP has been a huge resource for me in working towards both my professional and personal real estate goals. I did my first flip without BP and learned a ton, but have been immensely encouraged and inspired by the education and value brought by both the website and the podcast. Feel free to reach out if you want to talk about investment strategies and the real estate market here in Lexington Ky!
