@Matt Ellis, welcome to the BP community. Lexington is a great place to grow a real estate business and several investors like the surrounding counties even more. Since you grew up here you have an advantage of area knowledge that will lend itself well as you grow your business. My favorite tool on BP is the rental and investment calculators. I use them all the time! Hope to meet you at one of the meet ups!

Is it 50k cash? If so, I would use it as a down payment on a 150k-200k rental property. Depending on your commitment level you could go for a lower end 4plex, or a nicer, newer SFD that could be rented for $1500 or more per month.

@Sean Lamanna, welcome to BP! This is by far the best resource for learning and growing into financial freedom through real estate investing that I have found! Aaron Smith , I agree with what Derek Wilson is saying. You have to know what your plan is. As a mostly "buy and hold" investor, my thought on this deal would actually be to flip it and take the cash you make to buy a higher end rental. My guess is that it will be tougher to find good renters at the $550 price tag. However, if you are connected in the community and know you can get a couple quality tenants, why not rent it out and pull some equity out if you want to free up some cash?
