Most that I know of charge between 8% and 10% of monthly rent per unit. They also take half of the first months rent when they get you a tenant. All other expenses (maintenance and repairs) they sub out and bill directly to you. Debbie Adams of Keller Williams Bluegrass might be a good person to check with.

@Jason V.  you hit the nail on the head Jason! This Six Plex sits on the corner of an otherwise great area with lots of potential and appreciating property values.   The current owner seems to have no regard for the property or the tenants. I would love to update and improve the building  and provide a better living situation for any and all qualified tenants. thanks for the input!

I am looking at buying a sixplex that is currently section 8, what is the process for lifting the section 8 and are there rules about evicting tenants under section 8 housing?

Marc, As someone who has a degree in graphic design and loves website design and interactive design, I wanted to take a minute to respond to your request. Since I don't know you personally and you don't know me, please just know I am making suggestions only to benefit you and have no intention of insulting you or your web team. My initial reaction is that your website feels very outdated. You don't want a large paragraph of text as the first thing you see on your home page. Secondly, you need to have a mobile version of your site, so when someone pulls it up on their phone it is easier to navigate. I highly recommend using a Wordpress theme that is "responsive." Responsive simply means that the site is able to respond to the size of the device that is looking at it and present itself accordingly. I would also recommend more picture of homes and and real estate type things in general. http://www.tumbleweedhouses.com is a decent example of a site that uses visuals well. Best of luck to you!
