When you put in the new panels if your electrician uses gfci breakers on the branch circuits he/ she can then change out the plugs to three prong (grounded type) plugs.

I'd drive for dollars to find vacant homes. I'd get business cards and polos. Then maybe direct mail.

I've never used a HML but I've talked to a few of them. The ones I've talked to do their own appraisals, and want to meet you out at the property to determine value. Some want you do you have skin in the game depending on your experience and the deal. You will have to call them and see what they are looking for. Don't forget that they need to lend money to his bed if you need to borrow it. Good luck.

I'm doing a rehabbing presentation at my local RE club. I've done 6 fix and flips and my background is in construction but I'm getting nervous. Anybody have any good ideas/ tips I should share? Maybe a good rehab estimate sheet?

Some one once told me "you will never go broke buying a duplex" is a great deal? Probably not but it's not a bad deal. Do it!
