@Jay Hinrichs Thanks for the replay I can tell your very knowledgeable. If nobody buys redemption rights and then nobody buys the house at auction could I then go by the redemption rights from the old owner and "redeem" the house from the sherif? I don't really want to waste my time chasing down a bunch of owners to buy the redemption rights for properties that the bid at auctions going to be too high. Thanks in advance

I bought a house from a lady that was on medicaid. There was a few hoops to jump threw like I had to get a realtor to do a CMA to make sure the house was not being sold for less then 90% of fair market value. After the transaction she got the money, was suspended from Medicaid until she had less then $2,000 in her checking account at which time she could get back on Medicaid. The family members I talked with knew all about this like it was explained to them.

Does anyone know what the minimum bid at sherif sales auctions are? Do I need to call the lawyer doing the foreclosure or the sheriff before the auction? If the property doesn't sell at auction is there anyway that I can buy the right of redemption and then redeem for the property? I'm in Oregon thanks in advance .

To figure out if a houses is overpriced you need to look at comparable sales. The best way to find comps is on the Mls which realtors have access to but you could also look at zillow. If you are wanting to keep it as a rental what it's worth is not as important as how much money it will make you. How much it will rent for? What your expenses will be? What your cash flow be?

Jay thanks for the fast response. I understand that it's public record I don't necessarily want to hide it, but I also don't like to shove it in the new buyers face that I just bought the house for quite a bit less.

Does anyone know if you can get Zillow to take down the recently sold price of a house you just bought and are looking to flip and resale?

My drywaller says patches are more expensive then new rock so we often take bathrooms down to the studs. Good luck

First of all your rehab looks amazing. Second I can't wrap my head around the San Francisco market. I was there last summer and I think SF is really cool but I can't believe the numbers, and how long it takes plans to get reviewed. You blew my mind. Thanks for the post and good job.
