Hi guys, this one is for my OHIO investors/real estate people. What’s the deal with Ohio? I swear people are RAVING about Ohio, I can’t stop hearing Ohio and real estate in the same sentence LOL.

The only thing I really know about Ohio, is that not a lot happens in Ohio. This is probably an ignorant statement so TELL ME... Is there something i’m missing about the great state of OH?

First off, congrats! Not many can say they have 0 debt for medical school. If you want to make that passive income goal happen, I fully expect you will be able to pull that off. My only piece of advice would be to.... stay out of debt!!! With someone earning as much as you will be, you’ll have no problem paying for your real estate in cash. I firmly believe the fastest way to wealth is to run from debt!! I’ll probably get skewered for suggesting that on this site, and that’s completely fine by me. If you live way below your means (for you that’s probably still a very comfortable life) you can buy several houses cash in very little time.

Take a look at Clarksville! I’m OOS and shortly will be on the way to TN for a job transfer. The area is near Fort Campbell, so theirs definitely a demand for renters! Housing is very affordable and rent is solid.

Definitely go with a PM company if you want to hand off the responsibility for all things rent, HOA dues and paying vendors to come out and do work for your property.

House hacking can go different ways. Sure, buying a fourplex might be the most profitable way to go whilst occupying 1/4 of the units and renting out the other 3. However, it isn’t the only way. You can use different, smaller investment vehicles (properties) to get started. I.E owning a primary residence and renting out your basement/extra bedroom.

Where is this “90 day notice” coming from? Does it state that in your lease as well, or is that what your tenants are trying to say?
