@Sean Tagge Awesome! How many properties do you own yourself? and what kind are they? 

Very cool book, it isn't boring at all, and it provides real life examples of tax deduction scenarios, 0 court cases!

@Steve Smithy is right, most banks just want to make their money back. It's just a matter of how small of an amount their willing to loan you. Banks such as Bank of America aren't necessarily 'anti investor' they just don't want to do such "small transactions", when they could focus on the larger loans that make more in interest. I've heard that local credit unions and banks are more willing to do smaller loans, but of course they'll still conform to bank regulations, and rules.

@Charles Faul where would you draw the line on that? I do like your idea of making the tenant pay for what they break, how can you prove that? thanks.

Hello BP community! I wanted to take the time and ask you guys what you guys have planned for your Real Estate Investing careers in the upcoming year. Its a beneficial thing to bring goals to the surface and just share your thoughts with like minded people who can support you.

I’ll start:

I will find a location in the south/southwest to house hack a single family residence; preferably one with little yard maintenance I.e THE DESERT, or give the responsibility to my roommate, in exchange for a discount on rent. All of this will occur before 2021.

I’m sure you guys will have no problem one upping me LOL.

I hope to head some of your Guys’ goals!!

@Bjorn Ahlblad Ok. So in that case where you wouldn't want your tenants touching any repairs, do you let a few things stack up before sending your handy man out? Obviously sending a handy man to a property 3 times a week for small things that occur can start adding up, right?

Hi all, this is a hypothetical question I have for you investors/landlords. Obviously, people have work order requests come up, and most of the time, its pretty reasonable requests that do require external assistance; For example, their heat isn't working. But what about those one off requests? such as weird little things like their doorknob fell off, or even things as ridiculous as their toilet is clogged and they want someone to come unclog it (I work for an apartment community and someone actually requested this)

What can you do to prevent these (over time costly) small maintenance requests, when you don't have the money for a handy man to come out every time something comes up? Is there something you can include in your lease that covers us as landlords/owners, stating we aren't responsible for small maintenance repairs like the ones I mentioned? Or is this another one of those "depends on your area" scenarios?
