Dalton, I think that's a great idea. And especially if you can find someone to pounce on that (like your nephew) for $20/hour/house or even $50 per hour/house. If you go forward with the idea, and it doesn't work in your favor, or just turns out to be a bad plan, you're only out a couple hundred bucks!

Hi all, I've been looking into warmer states to start investing in, and one of the spots I've taken into interest is Arkansas. I started doing a little market research and found that It's overall a pretty cheap place to live, does anyone have any idea why that would be? I'm aware that it's no CA, or WA, but its a beautiful place to live, with a decent climate. Any thoughts?

Hey Zarek, I'm currently in the same boat as you, considering the purchase of a duplex. My thoughts are to house hack a duplex, perhaps even do a BRRRR with it. I think the key for people like us is to just get started, and not fall into what they call "Analysis Paralysis". Keep learning, shoot me a DM if you need any support!

Hello all, I'm currently living in Minneapolis, MN. It's cold. I'm looking to invest down south, where obviously, its warmer. I have my eyes on Tennessee, what are the landlord laws like? I'm wondering if you guys have any experience with investing in TN, and if you dont like it, tell me why and where you choose to invest instead.

I'm in the same spot as you are Nick, I have the desire to start, but having trouble getting started. I've heard several times that the hardest part is getting started, but once you get going, like @Craig Curelop said, it becomes unstoppable, can't wait for that feeling!
