Remember though, Adam, that to someone trying to invest from out of state, these prices are not "too much".  They are just higher than us locals had to pay five years ago so to us, it seems high.  They don't know the market or have the inside information that we might have to still get deals now.

People are definitely investing in Fort Wayne.  That is one of the reasons that our housing prices have increased a lot since the recession.  Houses that were $20,000 are now $40,000+.  I'm not sure where you got your information that people are NOT investing here.  It is the second largest city in Indiana.

Fort Wayne has the lowest cost of living in the nation and is the best place to live in Indiana is the word on the street.  I think because of that publicity, it makes it a place people want to live and a place investors want to invest.  A lot of out of state investors have come into our area in the last few years and this drives up the prices on the lower end of things in my opinion.  Don't know if the Zillow estimates can be trusted, but, yes, the prices are way up!

I just closed today with Liberty Title, selling someone a house into a 1031 exchange.  It was quick and painless.  I believe Metro is the most expensive, but if you have any difficult issues, might be your best bet.  I've closed with six or more title companies over the years.

Has been ever since I got into the market in 2011.  Deals are harder to come by than they were back then however.
