@Sameer Kh One other thing you might consider. Just in case your flood insurance turns out to be cost prohibited, it is possible to bring the homesite UP and out of the flood plain. You will need a surveyor to verify anything for you, then you will need a judge in that county to sign off on it, thus eliminating any issues to obtain flood insurance as well as mortgage issues if you need to finance. Do you know if it is in a 100 or 500 year flood plain? On one of my projects some time back, it was just a matter of putting it high enough on a pier and beam system to get me out of the flood plain.

@AdityaMehta What I'm seeing in my area is Pre-foreclosure and foreclosure. What I was told, when the property is in Pre-foreclosure is when the owner can redeem the property, and foreclosure he can't. But, if there is somebody who can clarify this, it would be greatly appreciated.

@GregH Out of curiosity. The GC you use for your flips, does he have a full crew and then just pick up local MEPs for out of town work? (MEP=Mechanical, electrical, plumbing). On average how many flips do you do in any one year?

@Benjamin Barredo I'm 5 years older than dirt. I thought life was great until 6 years ago. I WISH, more than you know, that I had taken the action you are taking now. You're a smart kid and you WILL make it. You're a survivor and know EXACTLY what your goals actually are, few can say that. 

What I use these forums for is helping my research. I read these boards, and if somebody mentions the slightest little thing that I don't completely have a handle on that creates a flurry of research, education, and questions of friends who are in the know. 

The guy who gave you the homework assignment I think had different reasons for it. 1) He didn't have the answers himself and was "using" you. 2) Leads you to believe he is more experienced and knowledgeable than he really is 3) He was shocked to find out you really did have an IQ higher than a moth. So, look at the experience and short time you had with him as just another super tiny piece to the puzzle. 

You have it young man...now run with it. You'll probably do a whole lot better making your own decisions for you and your family anyway.

Thank you @Alonzo Ramirez. I know that no license is required, but when asking for a fee, wouldn't that "appear" to be like a realtor's fee to some sellers?

Hi All, 

I know that doing business in Texas can sometimes be a little different than other places, but how does one go about charging a wholesaler's fee without a realtor's license? I just don't want there to be an issue with someone expecting me to have a license because of the fee that may appear to some as a realtor's commission. 

Also, does anyone know of any REI groups in the New Braunfels/San Marcos area? I need to get moving in that direction.

@Dustin N. It most definitely is applicable in Texas and most other states. Some trees have a much deeper reach on their root system, while others are pretty shallow, but spread out laterally. In your much older homes (1960s and before), the problems stem from age and outdated plumbing materials such as galvanized steel water supply lines, cast-iron drain pipes and clay sewer lines.
