As others have stated, it will take time to build relationships with potential partners. The best time to start is now and while you're at it, I recommend that you mock up a deal, all the paperwork, and pieces to the puzzle that are needed. It also gives you the material to talk to potential investors and you can say "If I had something like this today, would you be interested?" That way, even if you are a "rookie", somehow it assures them that you know what you are doing. Hope this helps!

You've got a lot of great advice here, so I would say that if you are looking to shadow a Syndicator, you have to know what you can bring to the table instead of asking them how you can help. Look for a group and deals that will make use of your strength whether it could be investor relations, raising capital, underwriting deals, etc. I also recommend mocking up a deal as if you are going to present it to a group of investors to have a feel on what you are getting into. We're investors here in Portland. I think a lot would say that landlord/tenant laws are not investor-friendly. But, looking at the natural resources that are close to Portland and the artificial urban growth boundary continue to keep it desirable on the list of places to reside. I also think that this pandemic has forced many people to reevaluate whether they need to be tethered to their particular city. Sure we will have some people leave Portland. But we continue to gain people from California and their population is 10x Oregon’s. So, if they had a 1% attrition rate to Oregon and we had a 5% attrition rate elsewhere, we’d still be gaining 5% in the population. Oregon and Portland continue to be some of the most valuable/affordable locations to live on the west coast in my opinion.

Office and offsite opportunity to join our successful real estate and property management team. The successful candidate must be a friendly and professional individual who will enjoy being a part of our dynamic and energetic team. We offer a positive work environment for an outgoing and eager person with a passion for problem-solving! You must possess strong sales techniques, good phone etiquette, excellent customer service skills and the ability to carry out duties as directed by the Property Manager and work well with the team. The ideal candidate is a detail-oriented, energetic, self-starter who loves to lease! Experience with residential property maintenance is a plus but NOT required! An ideal candidate will have a high C and S DISC score.
Job duties could include:
- - Use Appfolio software to verify the schedule
- - Schedule work orders with tenants as assigned.
- - Complete work orders as assigned and mark as complete in Appfolio.
- - Complete turn overwork as assigned and mark as complete in Appfolio
- - Utilizes troubleshooting as needed to limit work needed to be completed.
- - Complete DWR’s and turn them in by 10 am on Mondays
- - Track time materials utilizing DWR system receipts
- - Attend weekly maintenance meeting
- - Can provide transportation and tools necessary for completing standard property maintenance work orders.
- Job Requirements:
- The Maintenance Technician must be able to accomplish weekly and monthly tasks as set out in the responsibilities section, but also take direction and accomplish tasks as needed. In addition to duties, as expected of all team members, the offsite professional must exemplify and hold everyone up to the core values in all that we do.
