successful candidate must be a friendly and professional individual who will enjoy being a part of our

Job duties could include:
● Tracking property vacancies & traffic
● Reaching out to guest cards about showings

● Update & communicate showings and leases with owners
● Reporting issues at homes as needed
● Verifying a property is ready for occupancy with complete move-in inspections and detailed scope
of work write-ups.
● Work with the accounting department to determine security deposit returns
● Completing showings around the greater Portland metro area
● Manage property listing and advertisements on Indeed, Craigslist, etc
● Creating Lease agreements
● Use Appfolio software
● Determine goals and objectives of owner(s)
● Maintain good owner relationships by providing thorough and prompt communication and
professional advice

Job Requirements:
● Up to date or interest in obtaining Oregon Real Estate License a plus but not required.
● Computer skills, strong organization skills, good phone, and public relations skills.
● Knowledge of residential property management functions, processes, and tools a plus but not
required.
● Ability to communicate effectively in writing and in person with property owners, tenants, vendor
partners, the general public, and co-workers
● Ability to be prompt and dependable

If you like to start sooner but will be leaving the country, then you should consider being a Limited partner in syndication. I recommend reading the book "The Hands-Off Investor" by Brian Burke. In addition to that, Syndication allows you to compound your money for years without paying taxes until the property is sold while generating a positive cash flow, so investments will be extremely tax efficient!

I recommend reading The Millionaire Real Estate Investor by Gary Keller and Never Lose a Customer again by Joey Coleman. The latter might not be 100% real estate but the methodology offered by Coleman has greatly helped us on how we run our property management business and the company.

One book I would suggest is “aggressive tax strategies for the real estate investor”. It’s an expensive book, but we keep referring to it and it has saved us many thousands of dollars. It explains concepts in detail that may not be discussed in depth in other places. Such as setting your improvement value when you purchase your property and not taking the tax role with your Cpa.

It's great that you are thinking of investing in real estate early on, but you don't need to drop out of college to do that. My brother bought a house his junior year that our parents co-signed on in college and house hacked it with two friends. If I knew as much as I did about real estate investing now I would have definitely tried to figure out how to utilize student loans to acquire real estate.
