@, @ Thanks for the welcome guys.
My plan now is to start going to as many of the real estate investment "meetups" as I can get to. I want to meet people, "see and be seen" in the real estate investment community. Within the next 48 hrs I will go to the county and try to get a look at the "books" of all of the property owners to determine if there is a way to identify multiple property owners. If there is a way to do a search and easily identify them that would be sweet. Obviously those are investors. I can start "cold calling" them, ask for a meeting to introduce myself in person and discuss what they are looking for in investment properties and what I can do to help them. "Help me help you." If they don't want to meet that's okay, we can still do business, hopefully.
While I'm identifying multiple property owners I plan to also identify out of state property owners (at least a couple of states away). I can do that on the MLS but it's very cumbersome and work intensive. My MLS allows searches for out of state owners only by street name. YIKES!!
I want to send out "I buy houses" postcards once the BP members help me with the verbiage. So, initially the focus is on wholesaling. I want the discussions with the multiple property owners to guide me in the direction I go next. My wife does not want to be a landlord. But, hey when we initially met she didn't want to ever get married again. So she will listen to reason.

Hello everyone! I'm brand new to BP but I like everything I'm reading, hearing on the podcast and seeing on YouTube.
I'm a licensed appraiser (10+ years) and Realtor (Mercer & Burlington Counties). Now I am going to focus on real estate investing and I'm very glad BP exists.
I'm already in love with Sharon Vornholt, her podcast has helped me decide that I can do the wholesaling phase of the business.
I'm looking forward to getting involved in this community and making money as an investor.
