@Chad Duncan Make sure you read as much as you can before you make any commitments. Quick question...do you have cash in case something with your 4-pled goes wrong? Remember you will have four of everything so make sure you plan for worse case scenario.

Morning BP

I just wanted to take a sec to encourage everyone to tell everyone you are a real estate investor. I kept hearing the guest on the podcast say it so I decided to focus on that simple task. Since deciding to do that I have discovered that a really good friend of mine is heavily invested in real estate. I knew he had some investments in RE but I never knew the extent because it was a topic he never knew I was interested in so it never came up. Result...I have a very experienced resource to turn to and a mentor. I also found out today that a good friend of my best friend invests in RE on multiple continents. We are on a guys trip to celebrate the bday of our mutual friend and he happened to ask me what I do. I told him I pay my bills with restaurants but my job is investing in real estate. Without telling me what he did, he asked if this was a good time to buy with prices going up. I told him it's always a good time to buy if the deals right (I stole that from BP:)). He proceeded to tell me about the 5 rentals and three flips he's done so I now realize I am talking to an experienced investor. Then he tells me about the major land development he is doing in Brazil so I now thank God I listen to BP podcast because it gave me the confidence not run from the table because I am sooooo out of my league. Results...He connected me with his realtor who specializes in finding foreclosures for his clients. I also have another resource for questions and who knows where the relationship will go. All this came from telling everyone I meet that I am a real estate investor. Be proud of what you are doing for your future and your family and tell everyone because you never know who you are talking to.

@Wane Tango Thanks for that. It nice to get confirmation you are on the right path. I am following this thread now so I hope you will post how it all is going as you move forward.

@Wane Tango thank you for the interesting thread. I have been trying, with zero luck, to connect with a local company that handles the mailing and all. This thread has inspired me to say screw it and do it yourself. Cani ask where you are sourcing your list from? I am currently looking at listsource.com.

Why associate with such a potential headache? What would a rehabber think about you bringing them a potential meth house? There are a lot more deals out there so I would walk away.

Hello BP,

I am looking for a great, but affordable, real estate attorney in Dallas, TX. I need someone who can guide me through the ins and outs of Subject To transactions. Any help would be greatly appreciated as usual.
