Hi Tim, what are the details of the duplex property you mentioned located in st. Paul? I'm interested in buying a multi-family to use for midterm renting. I currently live in albertville, mn. and am looking to buy my 1st investment property.

Hello all,

l'm really interested in starting my 1st investment in short term rental. Have listen to various webinars, etc.. I'm really interested in the model of leasing vs owning a unit and then use it for airbnb; although, I know you should always get the approval of the landlord or management Co. 1st. I've heard a couple webinars on how to use these scripts,etc to win over the landlord/management Co. But what l want to know is it worth it to buy into these programs for $1500-2k to gain access to these scripts or is there a better way?

What I learned so far to get the lowest down payment for non-owner occupied is either a partnership or seller financing. I'll let you know if I find additional alternatives.

If doesn't work you may need to register 1st. there webinars are on the Education tab, then under the Watch section, select Webinars. There's always a replay with a day or so.

Hi Dustin,

I was just about to ask a similar question as I too have found myself and other investors in the same situation and are not in the position to house hack. Although I had heard of something similar to house hack posted in one of the chats during one of Brandon's recent webinars. Once I find it I will share it with you. I also will ask the question in tonight's webinar on How to Buy Small Multifamily Properties.

Thank you all for the responses! Yes, is true, have found Solo 401k to be a QRP which will avoid the UBIT taxes. I was able to get more knowledgeable through these posts. Big Thanks! @George Blower, @Carl Fischer@Jesse Daconta and

@Carl Fischer Thank you so much for this. I have got some key things to consider. My 401k is still sitting with my old employer's plan until i decide what to do. Part of it is Roth money. So i can also consider changing my entire 401k over to a Roth Ira with a custodian experienced with realestate? Do you have a preferred custodian you use?
