Great post everyone, we do email marketing, referrals, and now some FB ads,  but there are still some old fashion seller that likes to read normal mail and do not have internet or do not care

@Jonathan Edmund   Congratulations,  you are on the right path,  I have been an agent for more than 13 years,  at the beginning I got my home but that was a big mistake, when the recession came in 2008 I lost almost everything, that was a great thing to learn, not I am renting but have great portfolio of rentals,   your home will not make any money for you,  rental yes,    good luck

@Gage Westhouse   hope the best, I have license in Virginia and Florida,  having the license is great for your business, the only bad thing are the  fees involve but you will cover it pretty easy with commissions,  sometimes the other agents want to play hard with you because you are an agent but you will learn to overcome that.  The other good thing is I offer my part of the commission to the listing agent and they normally are more willing to work with me after that

We invest in low-income areas, the cap rate are better, you just have to do your due diligence before accepting a tenant, also buy low,   you always made the money when you buy no when you sell

@Will Peters we ask the listing agent to be our agent also or if the property is not listed, we go directly to the seller, show the offer, ARV, repairs estimate, and also we explain that we need to make some profit after the repairs

1. Sale my portfolio of SFH

2. Buy my first  mobile home park (50+ spaces)

3. Wholesale more than 40 deals

4. Be a better person 

5.  Help the community around me

6. Spend more time with my family

7. Be more social 

8. Do my first syndication

9. Do more work using my team of Virtual assistants

@Russell Brazil I agree with you, but because this is my first time selling my rental portfolio, was not sure to do it,   what is the typical commission you ask on this kind of transactions?
