Check the lease, rental application, criminal record, eviction, ask for how much housing is paying, normally section 8 does not pay the 100% of the rent, any security deposit, pet deposit? number of occupants,

@Michelle D. great, Section 8 is good but do your due diligence for the property and the tenant, I know, money is "coming for the housing authority" but you need to know who are the tenants? We have some rentals with section 8, you need to call the housing authority, paperwork is easy, you can handle it no need for a PM to do so? also here in Miami you can have it under your name or an entity,

@Bobby Beard Location is really important, is the area growing? also, when you buy a property, you do it you buy on the actual performance expecting that you will do better, base on the information you provided, I will not do it
