@Shiloh Lundahl , my JOb is been a Realtor and a Wholesaler, I know, it is in the same industry but I love making active income and invest for long-term passive income, first, I got some SFH, rented on section 8, but now selling them and with a goal of acquiring my first Mobiel home park.

Been an agent is really great because I do not sell houses, I sell homes, all my clients and now my friends, some of them are already  interesting on investing on RE as passive investors

@Hollis Lewis welcome to this beautiful business, first at all, define your exit strategy, wholesaling is nor investing (o am a wholesaler and a passive investor) but invest for long term passive income is the goal, learn market, find what will be your way to invest, read some good books, go to your local REIA, I started in that way,

West Virginia will offer you a lot of opportunities for cash flow and also make some money rehabbing houses

@Bruce Hatton Jr. Welcome to this beautiful business of investing, before doing your first step, find out what you are looking for, your exit strategy, your goals, read some good books, join your local REIA, find a Mentor. please do not buy anything until you know what you are going to do, type of property, terms etc.

@Jon Horton   Congratulations looks like you want to be passive investor,  before jumping to the next step,  read some books about syndication,  The Real Estate guys have a good event,  the returns and great if you choose a good partner to invest,

@Steve Lee ,  I used to live in the area,  base on your loan amount,  the numbers may be good but base on the market value and the possibility to repositioned your equity  in something more profitable   the numbers are not so good,  I really not expect that prices to go higher,    there are more options to put your 200k equity to work for you.  maybe a multifamily property in a better cash flow market or be a passive investor on someone else deal

Find a local REIA, you may find a wholesaler on Craigslist, normally they offer cash for a property

 You can use OPM,  you will find a private lender that can give you the 100% of the deal,  he/she could be one of your friends, etc

@Brie Schmidt    I am far away to be an expert on this topic, I follow Robert Kiyosaki, the Real Estate Guys, Peter Schiff, Simon Black, they know a lot about this topic, All the countries the United States included have economic cycles, we are right now at the point where guidelines for loans are getting easier, prices are almost at the same price than 2005 2006, expect the best but be prepared for the worst
