@Jeff Ostreim what is your idea after you close the deal, what was your exit strategy?  you may get good cash flow but maybe you can make more if you reposition your money in a bigger deal

@Jackson Pontsler  use Craiglist  you can post a property for sale  and you will get a lot of local buyers,

@Paul McVey never is too late, Bob Helms "the Godfather of Real Estate -the Real Estate Guys" is already on his 80's you can use your 401k in a self-directed IRA, but before spending any money buying properties, please find out what is your exit strategy, please keep me posted,

Use OPM,  other people money,  find a friend that has money aside,  you can offer him/her be part of the deal, also you can offer to pay him only some interest to use his money,  please be fair if you want to keep using the  money, I have been using my friends on several deals,  everybody should make some money   good luck

@Vernell D Watson   having a license on Virginia and Florida and flipping, wholesaling, holding properties since 20069 I have not get any issue yet, I do disclosure that I have a license in front,  regarding commision,  depends,  if the deal makes sense, I prefer to give up the commision and get the deal,  but if  the deal is big I do work out the commission.    good luck

$75 Late fee is ok for a few days late rent. Not for 3 weeks late rent. I’m not to sure how to calc late rent for 3 weeks late tenant.

 When is your lease expiring?  I know,   the late fee is ok for few days but you may need to pay the mortgage,  this type of behavior will not stop,  better get a new tenant when the lease ends,   good luck

@DeMario McGhee welcome to the BP community, find a local REIA, get good contractors at home depot at 6 am, good contractors are always busy, you need an investor-friendly title company, sometimes you need to kiss a lot of frogs good luck
