@Chris Kennedy I am so happy I stumbled onto this forum. I am looking for a portfolio lender in the Broward County area. Can you please tell me the name of the bank you are dealing with? I have been looking for a portfolio lender who will give me an LOC and then refi. Hopefully (after the rehab) I can pull my all of my money out of the deal.

 In your post you mentioned  to pick an area and reach  out to some BP investors to see if they want to "do the deals for you" for 10% comm.  Can you please explain how this would work?

The info you gave is very useful!   I believe the the Florida Far Bar contract is posted under the BP File Place.  I thought that this contract was for short sales only.  This is the contract I have to used when I bought a short sale property.   

Wayne, I live in Broward but will be buying rentals in Miami Dade.  Can I still use the Independence Title Company in Fort Lauderdale?

Hi BP Community,

Can any one tell me which of the contracts In the BP Resources File Place  I should use to make an offer on a property (non mls)  in Florida?  Also, do I send the deposit directly to the title/closing company of the seller?  I have only purchased  property through realtors in the past and given them the deposit with the contract that they had prepared.

I went to a BREIA (Broward Realestate Investing Associataion) meeting last month. It was very informative and I made a lot of connections. They even had a 'shark tank' just like the TV show. Investors brought their deals to the sharks for a JV opportunity.

I don't know about other meetings in the area.

@Mehran K. thanks for explaining the 2% rule.  I have heard it mentioned many times.
