@Richard D.are there any on line take deed sales in Texas.  Also, is there any reason why a foreigner (Canadian) cannot participate in the on line purchase of a tax deed?

@Don Konipol @Richard D. Is the law firm that didn't notify the 3rd lien holder, and didn't take responsibility for their actions still being used by the county?

Hi BP Community,

I know that many members mentioned that they get their reports/lists of up coming eviction cases from the county website.  I have tried looking on the Miami Dade and Broward counties websites and have been unsuccessful finding these reports/lists.   Does any one know how to get a list of up coming (or past) evictions for the Miami / Fort Lauderdale area through the counties?

Hi BP community,

I was contacted by a company (US Invest Global) claiming that they have a website that contains lots of properties for their clients that are cash flowing and 40 - 60% below market value in most areas of the US.  If you pay them $1,000 to gain access to their website, you will have the opportunity to buy properties that have already been vetted and are a great investment.  Has anyone done business with them before or does any one know of an investor who has done business with this company.

@Wayne Brooks I am a little confused on how to find the lien on the Broward clerk's office, official records search.  I have been on this site and I can't find the option to put in the property address, I can only find the name field.  Am I not supposed to look at the liens attached to a property?  Also, for the unrecorded liens (including city liens), is there any way to find them free or do I have to go to a title search company each time I am interested in a property?

@Jerry K. thanks so much for the great info.  Do you have more info on the 'over the counter' tax lien certificates for Broward county?  For example, since there is no bidding, will the interest rate be 18%?  Also, I understand that the over the counter tax liens are what is left over from the auction.  Do you happen to know what percentage of the 'over the counter' tax liens are swamp land?

@Ronnie Wilson    Since the property prices have been increasing here in the Miami/Fort Lauderdale area over the last couple of years (mainly due to the Hedge Funds I am told), I thought I would look into the tax lien certificate investments.  From what I have been told, the interest rate is 18% and in 98% of tax lien certificates investments, investors get their money back with the 18% interest.  I am sure that there are risks and I was thinking of taking the Sandra Edmonds course to find out what the risks are, specifically in the Broward County area.

If anyone has info to share, it would be greatly appreciated.
