@James Bell you have offered so much great information.  I have  question, how can you determine if the property on auction.com is on there for a 3rd time?

@Randy King thanks so much for letting me know.  Do you find you get good deals in the Alabama area?  I am in the Miami/Fort Lauderdale and there doesn't seem to be much inventory in the two counties I am searching (I am not sure if this is just the time of year).

@David Krulac I will be buying with cash to make the transaction quicker, then once I have a tennant in the property (tennant/buyer) then I will get conventional financing through my bank and cash out.  

Do you know of a broker in the Fort Lauderdale / Miami area that is very experienced in buying HUD homes? I would like to work with a broker that is a member of bigger pockets.

@Wayne Brooks @David Krulac @Mark Ferguson  @Greg Hall Thanks so much Greg for the info. Actually I am a cash buyer and have my own proof of funds. My intentions are to buy the HUD property (or a wholesale property), refi, then sell it on lease option and repeat. Since I am just beginning, are you saying that brokers will not submit my bids daily until build a relationship with them? From my understanding, John Cochrane says that you have to bid daily to get the properties. Wayne, David, Mark, any comments from you experienced HUD home purchasers? By the way, I live in the Miami/Fort Lauderdale area (in case this matters).

@Greg H. thanks! I have another question. John Cochrane says in his course that you have to bid on the HUD property every day until the property has an accepted bid. Will a broker submit a bid for you on a daily basis for a HUD home?

Hi BP Community,

Although there is so much info on the BP website, I was think that taking a course from someone who is actually doing lien investing would be a great idea so that I can move much quicker in investing quicker.  I have taken courses before and know that they give you info but not enough to make good investments.  To make the good investments you have to pay extra for coaching.

I have been watching Sandra Edmond (realestate investor and course presenter) and she seems to be good at what she is doing.  She has a course coming up in Fort Lauderdale soon.  I am thinking of signing up but before I do, I would like to know if any of the BP community have tried her courses and if so, were they able to actually able to earn profits from the information provided in her course?

@Eric Martinez I was reading up on all the redevelopment going on around little haiti/lemon city/west little river etc. and started looking in these areas for buy and holds.  Logically, it seems that if you buy these properties now, there will definitely be appreciation in a few years.  The only problem is that all the properties look run down and have bars on the windows/doors.  After looking at many homes, we ran into a police officer and he warned us that the areas are very dangerous and to stay east of US1.   If these areas are as dangerous as the officer had warned us about, I wonder what type of tennant would want to live in these areas.  Would they be tenants that I would want to deal with?  Something to think about.

@Gustavo AL Welcome to the BP community!  Like @Ozzie Rodriguez , @Account Closed I too am a Miami investor.  Just like you, I am finding it very difficult to find properties that are a good investment.  I am looking for both buy and holds (that cash flow) and fix and flips.  I am finding that you have to be careful with the properties that are on Craigslist.  2 of the properties I found, the sellers of the properties were not the sellers and they suddenly disappeared (off the face of this earth) when we went to see the properties.  Also, although the properties are priced low (through wholesalers), they need so much work and many have building code violations that amount to thousands.  I am hoping to find a better way to find properties.  

Once again welcome to the BP community and maybe we will meet at a bigger pockets meet up in Miami.
