@Sam Leon I was just in the process of putting an offer on a fannie mae property in Maimi.  Thank you so much for positing your experience.  I will be calling my buyers agent to let him know I will not be signing the offer.  I feel bad for everything you went through.  Good luck with future purchases.

@Kelvin Schaeffer I am in the process completing an offer for a fannie mae property.  It's a great big 30 - 35 page AS IS offer with REPA.  I can't seem to find in the contract if the property is delivered to the buyer free of any liens or building code violations.   Do you if the fannie mae properties are sold free of any building code violations or liens?

@Wayne Brooks I have checked out a few Broward County real foreclose auctions and see that most of the properties being auctioned off are either won by the plantiff or have been cancelled.  Is this the norm and am I waisting my time?  

@Mitchell L. I realize that I am looking for a 'C' area.  I am looking for section 8 multi family rentals.

I have been looking at properties for some time now on my own and through wholesalers. Since I have had no luck I now realize that I should be working with a agent/broker/investor.  Can anyone recommend an agent/broker that is investor friendly in the miami / fort lauderdale area that they have worked with.  I am specifically looking for both fix and flips and section 8 rented duplexes, triplexes, quads, with a cap rate of 12% and higher.   Can anyone point me in the right direction?

Hi All,

I have a question that I hope someone can help me with.  I have been looking at wholesaler property listings that were sent to me from the summer time.  The prices that many of the properties actually sold for was between $10,000 - 20,000 less than the wholesalers had them advertised for.  I am really confused.  Can someone please explain to me how the properties sell for less than what the wholesalers advertise them for?

No I didn't end up taking her course.  It seems too costly.  There are so many really great experts on BP that are more than willing to help.  Let me know if you do take the course and if so, if you were successful financially.
