@Thomas Turek I'm guessing your monthly payment includes taxes?  I would suggest you get tenants to pay for their utilities if possible because you really don't have much room if it only rents for the low end of 1350.  You should read up on Utah landlord laws.  Usually, a google search can help with that.  You will need to make sure your condo association allows rentals and if there are village inspections on rentals if you want to follow the rules.

@Quindarrius Davis One thing I would suggest you start to learn your area.  See what investors are buying properties for, what they are renting for, what rentals look like, etc.

@Christopher Haynes I would be worried about squatters rights.  If they are still in there and will not leave, you might have to evict.  It does not matter that there is not lease.  I am not sure what your laws are, but there are bad stories on situations like this.  I would inform the police of you issues, maybe they can do drive bys if they have time.  Also, make sure that your pictures are watermarked just in case someone is using your ad to trick people that it is for rent and stealing their money and now they think they have a lease.

@Julie Ferrier I would have an inspector go over the property with detail.  There probably is something the realtor is missing since they are not inspectors.  Unless they have some good background and have worked on properties. Also, I would recommend going to the area you are planning to invest and checking out a few places so you can really see for yourself.

@Tushar Shah Hi. I actually did not go ahead with this deal.  It fell through.  I really can't remember why.  I believe the one of the owners didn't want to sell or found a higher offer.

@Andrew Faukner I always try to keep what I have left over, but I do try to leave it at the property, either in the basement or the attic.  Somewhere that it will not bother the tenant.

@Tone Church Are you still in any inspection period time? Or does your contract state anything about flood zones?  If you want to bail I would take with your attorney, I'm sure there will be a way out.
