@Kathy Walker do you think there is competition to get this rental?  And there are no other places better for rent at a good price?  If you really want it, it doesn't hurt to ask the landlord what you are willing to do.  See what he says.  It sounds to me that he might not be the best landlord to rent from if he doesn't keep up his property.  Do you think he will come out to fix any issues that you will/already have?  If you don't care then negotiating never hurts.

@Vanessa Murray I would take the 4 hrs drive and have it scheduled to see all of them.  If not make sure you have a trusted inspector that can give you what each property needs.  Either way you will probably need someone to inspect them if you are not sure what to look for. Keep in mind if you plan on holding theses that you should budget visiting them from time to time. Hope this helps.

@JD Peters when you say other markets are you thinking out of state? If so, or certain distance, keep in mind the cost of going to find the properties and when you have to occasionally see them, even if you have a PM.

@Les Jean-Pierre I installed one an it is not working so great.  The ringer has to be really close to the door for it to get a signal and this sometimes can be an issue if the house is a little bigger and the ringer has to be further away for it to be heard.  I am going to try to see if I can get a better version.

@Jim Stanley if they are the same price and you decide to go with #2 I would shoot lower since it has no fireplace and an unfinished basement.

@Daniel Luedtke Does your lease state that they are responsible for lawn care?  If it does I would let know that they will be responsible for bill if you have to hire a lawn care company.  Also, send them a letter with that section of the lease.

@Jim Stanley, I don't know much about solar panels, but I feel like that would be expensive to maintain?  Also, some investors prefer not having a basement-due to possible flooding and not having fireplaces because of insurance reasons.  Just some thoughts.

@Rick Hernandez is it possible that the owner just didn't want to pay the water bill anymore and the city turned it off?   Also, he might have done it so he didn't have to worry about a pipe bursting or leaking while no one was there to notice.
