@JJ Parente The Redfin estimate can sometimes be on target and other times way off.  If you are going to use Redfin, use the recently sold homes section it offers.  You can see what homes sold for and sometimes they still have pictures of the properties, this is great for comp.  Hope this helps.

Hi BP. Regarding retired applicants, do you still have to keep with the same qualifications? Do you keep with the 3x income?  I have an applicant that only has social security coming in and said they recently sold their home and have money in the bank.  Can you legally qualify retirees differently, since it is based on income not necessarily age?   Side note: They said they have a 800 credit score and are currently paying more a month.

Hi BP.  I have an applicant that may have a criminal record that was expunged.  I have not run the background check yet, I just did a quick search on the internet.  I found an article dated 10 years ago with their names and a detail of the crime committed.  I am pretty sure it is them.  The article also said the record might be expunged.  Of course I won't know for certain until I run the check, but this got me thinking what if the record has been erased, but it was crime that is a bit scary and I'm not comfortable with it? 

if it doesn't look bad I would keep it and wait until you have to change it. Also, it might make a nice "upgrade" down the line for the tenant at lease renewal if they have been good.  It's something you were already planning on changing so it's a win win

Hi Eve, zillow does this. It used to be postlets. It posts to zillow, trulia, hotpads.

@Daria B. glad you were told about it.  I try to always flag the ones I see on CL, I know they are scams because I know what market rents are and I also compare it to other sites that have the real listing on it.  I do try to call local landlords and let them flag the CL ad themselves so that they are more aware.

@Chris Holden have you looked into vinyl flooring?  We like to use the wood look.

@BJ Everson Ads that attract me as an investor usually include what the numbers were when it was being rented.  Also, add any repairs or updates you have done, roof, furnace etc.

@Art I had an applicant ask me that, so I called my smart move to see if I could see it. They said they couldn't show me so you'd have to run it again.
