Is the system using the new Freon? Depends on what the estimate is to getting the leak fixed vs getting a new system installed. If it hasn't already been changed to the new system I would consider changing depending on costs

@Mike O. Usually it's not good when they offer to pay a certain amount, like 3 months.  When they offer money upfront they usually want you to skip the screening process, as long as they have good credit and pass your requirements it should be okay since it's a full year.  Just make sure the money actually clears. And make sure you do an inspection in a few months.  You can ask to see her reported income.

@Herly C. next time make sure you do not take checks for deposits.  Also, you should  have started the eviction process when he was late. Check your state laws, but usually you are allowed about 14 days time for repairs that are not emergency repairs (heating, water)

@Lesley Resnick Good question.  I have wondered the same thing too.  I don't think I thought up anything or else I'd be doing it.  Hopefully someone here has some ideas, but it probably can't be done since the banks would lose.

I take it you pay the heating bill? Would moving the thermostat to an area you can access work and lock it out. That way you set the temperature, just like some apartment buildings, but then again the tenants usually can control it somewhat since they usually have a valve to control the water going to their heater. Also you'd have to change it when the weather changes usually a set month or once outside temp changes. Also need to keep in mind how the temp may vary since its an up in down unit. This is just a thought not sure if it can be done.

As long as you haven't taken any fees or charged the applicants any money to run background check you should be okay.

@Cale Myrick one thing I would suggest if you haven't done so already is make sure you call a few brokers and find out their fees.  Some charge you office fees even if you don't use the office.  Find one that will only be the minimum.  Also, see if any brokers offer to pay for some of your classes if you sign on with them.  I believe I had seen that once before, but I am not an agent.

@Shaun R. Professional installers should probably take about 1-2 days depending on how many cuts they need to make and how things they need to cut around for.   Hopefully they are laying it correctly and then I would never use them again.  I would definitely not like that they are drinking on the job.  They are working with power tools! Not professional.

@Michael Alston I think your best bet would be to go to some REI meetings. See if you can connect with someone that would be willing to let you tag along when they go check out properties they are interested in. Offer to give them some kind of help, whatever they may need. Also, you can follow a lot of properties on Zillow or sites like that to see what properties sell for and what they look like inside.

@James R Porter I am not an agent, but I would think that is his problem.  How could he not have run the background on the tenants before accepting to sign a lease.  I am assuming the lease was signed since he said he has to get them thrown out.  I am curious what KW will say.  My thinking is if a lease was signed, the deal was done and anything after that is on them or he better show proof.
