I completely agree - unless you're building your own home, there's no point building anything larger than a comfortable 1300-1500 sf home that accommodates 4-6 people. That's what is in demand and rents a little over $1/ sf.

I'm moving to that area soon and we are first building a guest house that can then be rented out, so I'll likely be using these parameters! I'm just nervous to find a good builder and see what the quotes will come in at in comparison to Miami, as I'm hoping for a decent discount!
