my son is a local commercial electrician,  So I have never had to venture out for electrician resources in Jacksonville and surrounding areas.

I have  been in Jacksonville Florida area since 1975 and I also have 29 years USPS.

To keep it simple, I tell out of area investors in Jacksonville to stick to the outer 322  zip codes In Jacksonville that border 320 Zips by 1 or 2 and you will have less confusion trying to decifer crime areas. Jacksonville is the largest city There are 30 residential zip codes.. Feel free to p.m. me questions.

The Urban Core zips to steer clear of are 32206, 08. 09.  19 & 54.BUT. they all do have their good points and their own story. I prefer 32205, 10, 20, 21, 22, 34 , 44 and the 320 Zip codes in Clay County.you will have some trending historical revitalization areas in 32206 that are very hot like up.to 300 block and not past 11th st. If you are into massive revitalization. 32208 has some nice areas..Western 32219 has some rural areas I like,etc

There are enough zip.codes to.go around in Duval Jax Fl. I am.just showing zips better off axoided

Well, if you accumalate a whole  bunch  of non accredited investors and raise the funds, you can do what you want with out the bank. I like the way that sounds better.  But you have to get the structure down and make it legal. No, I havent done any syndication, only partnerships and our own deals.

Accredited means you have to have a  net worth of 500k minimum,  correct? I am asking.

I wanted to know the same thing. Are we limited to 2 owner financed properties per year?

I started an LLC in Jacksonville Florida buying and selling land that is making money, but I dont know how to pay myself. Should I just use all of the.profit to reinvest in the business? What happens tax wise If I start to pay myself? I appreciate any input you have.

You could pick an area that is less expensive than San Marco as well. I love the House Hack idea! Duval has 30 residential zip codes.

@Rolly Weaver so from the excess of your bid win, the city reimbursed you? I bought certificates for the 1st time yesterday and on 2 properties where one owner filed bankruptcy. I suppose that means I will have to wait a long time to apply for a tax deed sale, although I bought all of the available certificates including ones older than 2 years. These 2 are great properties and likely worth the wait. Or maybe I will learn an expensive lesson.

@Rolly Weaver what is a water lien? Do you mean like storm water or unpaid water bills? 

Duval has good abatement programs to rid the municipal liens.
