I have done well the last 3 years with buying over the counter tax deeds. I made 55k my 1st tax deed bought over the counter from the tax deed office without bidding. A vacant lot, and have since bought 13 more in and around tax deed inventory whether it is from an out of state holder of inventory or otc at tax deed office. I just let 2.1 acres go back to auction because I could not get the right of way I needed to make it buildable on this not yet approved private road. It required a waiver of frontage because the road in front of it was not approved.. I paid $4500. On a 46k assessed value. I thought I could learn the application process and there was enough room in equity I could let it go back to auction if I had to. Well it got bid up to 24k and 19k in Surplus is coming back to my business. That was not my original intent but I will take it. Now I know why some people make a career out of pre auction intercepts to NOT pay the tax to set them selves up for surplus . All of my tax deeds have been just vacant land or MH lots

There are 30 Zip codes, things are changing it depends on what your end goal is and if you want A, B, C, or D areas, if you want to flip or buy and hold. Opportunity zones for new construction on buy and hold is changing things. There were certain zip codes I wouldn't recommend out of area people invest in, Though some local self managers are doing fine there,  but that OPZ is changing things.

Springfield is a large area. The hottest gentrified or gentrifying spots are low numbers not past 400 block and not past 12th st 8th and below is better. However there is Opportunity Zone investors taking advantage of tax break incentives that are building new construction in lesser desired areas. I use to tell out of area people to avoid 32206 08 09 19 and 54 but Opportunity Zone incentives can be a game changer on that front.

That answer will depend on a lot of variables. Are you wanting to buy and hold sfr rentals or fix and flip? Also the budget you have. A, B, C or D areas...etc.. Are you living local? How hands on do you want to be? Do you have diy rehab skills you want to use or wanting turnkey ready properties? I have been local since 1975 and have 29 years Usps. We invest a little differently. We buy bank owend or short sale live in rehabs on primary residences and later rent them., way later. We also buy and sell land and tax deeds on the side. Our properties are or have been in 32221, 32210, 32073, 32068 32058 but I grew up west of the river .Our land has been in 32244, 32220, 32210, 32068, 32145, 32205, 32208, 32219, 32254 32656. But Jacksonville Duval County zip codes are all 322 and there is 30 of them. Jacksonville attracts an abundance of investors for sure.

Status of owner. You can find out what is going on with the owners. Are they deceased? You can intercept from owner and bypass auction also if you can actually locate them, but you have to be careful if an owner died and no probate was filed. it can get very tricky and at times It is best to get those as a tax deed. We had one we could potentially intercept but Grandpa Died and 4 siblings were heirs filed no probate then 2 of the 4 siblings died still no probate was filed..We would have had to get 17 nieces and nephews to all be in agreement. It wasn't worth it for a piece of land.
