I would not do any work before you close, any number of things can be unearthed in the probate process. I would do one at a time since you have a w2, and a busy family.

My attorney did a probate in 4 days. Al Nicoletti 904 246 9994. He is in Duval County but does probates all over the state. He does my quiet title suits also.

There are other ways to jump in. But, along with house hacking you can start small with land and tax deeds too. That's what we did and it has been very lucrative along with live in rehabs on primary residences bought smart and  turned to rentals later. Now we are transitioning to IRS 121 exchange where you can sell your primary residence tax free after 2 years of living there or 2 of the last 5, like Mindy Jensen talks about. For us that is Farm flips as often as every 2 years for as much as 500k married or 250k single tax free profits., but you must buy another primary residence with proceeds.

This way we get to keep our tools at home,  and I buy and sell land and tax deeds from home as well. That way I am not running the roads competing with wholesalers....No way! Everyone else can have that!

You know you dont have to just wholesale to jump in. You can buy and sell.land and tax deeds also in order to start small and keep it growing...

you could follow the foreclosure and tax deed auction websites calendars and  winning bidder lists to see who is competing heavily as a hedge fund. I do see large investors competing not necessarily hedge funds but could be part of one as they create 1000s of entities. Sometimes the mailing address is a giveaway if its a fund with 1000s of entities.
