Thanks everyone. I hate the idea of 30 years and I wouldn't have 2 paid off if I didn't do 10 and 15 years. I have one 30 year mtg and the rent barely covers it. I hate that one! And you run into 6 to 10 k in refinance fees. I still dont know the difference.

For Mortgages, including Primary Residence and Rentals, Do you choose 10, 15, 20, or 30 year terms and why? We tend to go fewer years, with the mind to pay down principal faster and so far all are buy and hold, with a couple paid off. What is the benefit of going 30 year terms? I have heard some say to never pay off mortgage, to leverage refinance for more properties to save on taxes, but the cost to refi is not free either.

I am not sure that BP will allow posting of links but https://duvalclerk.com/taxdeeds. Select each sale date and Lands Available status. It doesnt work when you selct all sale dates. You must select each one individually with Lands Available status...the research is gruelling, most will not dig that deep.. I will though!  Or you can go to 501 west Adams st rm 1260 JaxFl 32202 and buy a paper copy of the whole list, but it doesnt have any zip codes on it. Its a lot of fun researching through 85% crap to dig out the gold. I have made 85k on that list since 2017,easy Money, Dirt just Dirt! There are houses and MH on it also though.

If you have jumped into beng a 1st time landlord  with a quad and run into bumps in the road, reach out. I am local, been landlording self managing since 2004. I am familiar with the eviction process, have successfully quickly cheaply done 4 DIY. If you did buy WestChase, to me that is not the end of the World there are other areas I would prefer less, I grew up in 32210 so I am better with that area than ancient Architecture in urban core Zip codes. Feel free to reach out anytime. I will tell you the trruth. Local to Jacksonville since 1975, 29 years USPS,  I know all the zip codes investor since 1986, multiple Land flips and a DIY built primary, sweat equity entepreneur,  Landlord self manager since 2004. More land and tax deeds more recently.. I have made 80k on tax deed land in just 2 years, easy money! ILOVEDIRT! Other than that we have bought bank owned or short sale primary residences and live in rehab them to later rent, way later. We have done 5 of those, the latest is a 5 acre farm., but land is the easiest $  I have ever made. I enjoy DIY sweat equity , land and tax deeds, no college debt required. With Landlording, I became an expert at after learning to better manage the risk going in...

there are 30 zip codes in Jax.i tell out of area investors to avoid 32206, 08, 09,,19 and 54 in general. Mine are or have been in 32210, 32221, in Jax Duval County and 32068, 32073,  in Clay County, I am fine with 32205, 10, 20, 21, 22, 44 but I grew up west of the river. The further toward the ocean or the river, the higher the prices..I been local since 1975 and have 29 years usps, landlording since 2004

Hello, I am unsure if BP will allow me to.post this content. I attend REIF REAL ESTATE INVESTORS OF FLORIDA  on the 4th Tuesday at Whiteys Fish camp on CR 220 at 11 a.m. lunch meeting. There is a Real Estate Investor's YellowBird Connect meeting that is really good at Jax Golf and Country Club but too far away for me to attend. jaxreia has meetings,  Jax REIM meetup has meetings also.

We buy bank owned or short sale primary residences and live in rehab them,  then later rent them 5x over now the latest a 5 acre farm. I also buy land and tax deeds on the side for easy money many times now.

Let me try one here that is really good and if they leave it up I will add some more further down the thread. Real Estate Investors Yellow Bird- Connect is the largest best meet up in town. They have lots of.local heavy hitters that are crushing it with 100s and thousands of properties and deals. The 1st Thursday of every month at Jax Golf and Country Club at 3985 Hunt Club rd Jax Fl 32224  at 6 pm
