I put an offer on my first purchase and it was accepted! It's a duplex 2/1. I'm nervous but very excited! QuEstion.... should I go ahead and form a LLC?
@ Jason Bott... it's in French Lick, In. yes, structure only. The seller is asking for s105000. I haven't had it appraised yet. Thanks for the info!
attention, insurance people.... looking for a guesstament for insurance covering a 1600 SF duplex, 2 bed/ 1 bath... structure only. Anybody have any ideas what insurance would run monthly?

I'm hoping so. We live in a very small town, and the current owner is in his 70's... I don't know how seriously he took his rentals.

Hello!!! I have put in an offer for 2.22 acres of land with 2 mobile homes on it that I would rent out. The 2 bedroom mobile home has a lady already renting it and she doesn't want to move. My question is, what would be the best way to go about the "move in inspection"? Obviously, there are things that need attention after her 3 years there, but how to determine its "move in condition"?
