@Sunil Kumar ... I would be more comfortable renting to someone with a large dog vs a small dog. Small dogs have smaller bladders, and they can be very yippy. I feel like larger dogs are sometimes better behaved as well!

I close on a duplex tomorrow. Both sides rented out, but only one tenant has a lease. They both pay super low rent, one pays $509, the other pays $400. (the 400 is the brother to the present owner) would it be wrong to raise the brothers rent at the same time I have him sign a lease?

@Fred Heller .... not that I'm aware of.... but I can tell you this, I will definitely be way more thorough the next go around!

Well, I just heard from my real estate lady....  if the seller doesn't do what he's supposed to do, she will cover it....  This is a huge lesson learned!!  UGH!

@James Mc Ree .....  My real estate lady owns her own property management company, I made the mistake of thinking she knew what the hell she was doing...  obviously, she doesn't!!! None of that info is in the purchase agreement....  This is going to be a HUGE lesson learned....  I'm about sick to my stomach!

@Andrew B......  none of this is in the purchase agreement....  so, basically, the present owner can say "sorry about your luck" ?????????

HELP!!! I'm realizing that my real estate agent (who has a property management company) doesn't know much!!!  I'm do to close on a duplex on Tuesday.  It is completely rented out.....  what happens with the rent that has already been collected??? Does the landlord keep it? Do I get it???   I'm at a loss!!!
