I know people use all kinds of methods and formulas and all kinds of acronyms to try to figure out if you're getting a good deal!  My question....  what formula do you use when looking at real estate for sale, to see if it's going to be a good investment??   (I need to make myself a notebook of all the acronyms used so I know what people are talking about!)

Bought my first duplex in September. Closing in on getting the rehab done on the side a tenant moved out of in December.  I've tried looking up Indiana landlord-tenant laws and come up with a bunch of codes to laws that tells me nothing.  How much information is too much to ask for?  I'm asking for employment verification with 2 recent pay stubs with bring home of no less then 2.5x monthly rent (3x if you have a credit score of less than 600), must pass background check/credit check through www.mysmartmove.com, and complete an application.  Am I missing something??

Who do you all use for your online application/ background check?  I'm leaning towards smartmove.com or cozy....... Is one better then the other???

@Roger S. @Matt K. I don't even know what the guy looks like. All I know is he's a pain and he burnt his moms trailer down for insurance money. I'll change my settings the next time I'm on the computer, but considering he wanted to talk to a lawyer about me doing a background check, I'm thinking he's probably not very internet savvy.
