I was wondering if there's a better way to keep your receipts together? Is better to keep them together by month, by vendor, or something else? I want to work smarter, not harder!

This is way early, BUT just in case it turns out to be a great deal..... I've been informed that some rental property is getting ready to go,on the market. 3 SFH, and a duplex. All are occupied and the tenants don't want to move. If this guy comes up with a great asking price for all units, who's got some creative ways to come up with some money for a down payment? I have a SFH and a duplex. The home and one side of the duplex I am updating as we speak, but not enough collateral for a big enough down payment. I should know more details early next week.... Just looking for financing suggestions.... Thanks!

When you first got into real estate..... As far as leases go, if you knew then what you know now, what would you change? What is something you wished you had in your lease that you didn't, and you learned the hard way!
