@Ethan G Stine I invest in Cincinnati and have 1 property out there currently near the UC and I am flying back out next month to acquire 3 more. A lot of it is just building a solid team. I use Paul Sian (he is on BP) as my real estate agent and he has a lot of great connection. I work off recommendations from those I am currently working with. I do this because they have a name to keep if they want to continue doing business with me. This way I know I am not getting ripped off. I also tell people upfront that I want a lot of communication at least twice a week (Monday and Friday) and if they are okay with this then there is a higher chance of them be reputable.

@Francis Rusnak Siding needs to be done first before windows when it comes to the exterior portion and interior portion for me. This was siding can be cut to the new windows and drywall as well.

Asking $720,000

Only holding cost would be insurance estimated at $80 a month. We are here to help you in any way through the entire transition from buy to sell. Document link above has the majority of basic information but please do not hesitate to ask any and all questions. 530-919-3680 is my personal phone. The Rehab cost is for any minor cleaning and staging as well as a little protection budget. Below are the links to the report and 3D walkthrough

Post: changing Zoning in San Jose, Ca

Does anyone have any experience with changing the zoning on a building? Specifically, I have a lead in downtown San Jose, the building has been vacant for a long time and it is zoned as a commercial for a nursing home and I would like to change it to a multi-family residential (3 plex). I have been on hold with the building department for an hour now and thought I might have better luck on here. My questions are...

What do I need to do?

What does the process entail?

How much does this cost?

how long does it take?
