I am looking to buy a couple properties within the next 1-2 months and wanted to know how I can close on a deal while I am living overseas?  I am in the military and stationed in England.

Is there a way to close the deal while still overseas?  Do I need to get closing documents notarized?  Could the title company email the documents to me and I take them to get notarized? Would a bank over here be able to notarize?

What do you use to analyze potential deals for rentals? I hear CAP rate is used a lot but I am interested to hear what all people include in calculating that because I have seen many people calculate it differently.

I see a lot of deals $20-$50k that rent for $500-1000/month

Good info, how did you educate yourself on the Detroit area well enough to prevent losing a lot of $$$.  I hear it can be risky because of how much Detroit is changing and how bad some areas are

flipping.  investor fronts entire cost while rehabber does all the work.  Once property sells both get paid..depending on the split that is decided (which is why i listed a few options above).
