It is complicated....current owner owes City $2k if they sell before Nov. So I would take ownership of the LLC the title is under and sometime after Nov 2015 I can change property to be under an LLC that I create vs one that I bought.

If I decide I want to change the LLC that a rental property is under....can I do that? If so, how? What concerns should I have?
I ask because I might need to buy a property under a LLC and transfer the property after 1 yr to another LLC....

So I am new to the Private Lending scene...I have someone who I am ready to start lending with/building a partnership with but I need advice....
What kind of questions should I be asking to get to know that person better ?
I am looking to structure a deal w/ split profits or a standard ROI....what should we split if I am providing funding and they are providing the rest?
What documentation should we have to protect all parties involved?
What other information would you like to share with me?

@Ben Leybovich ...what would you suggest is the best metrics to follow when dealing with property $25-40k?....I am familiar with Cash flow, CAP rate, Cash on Cash....not familiar with IRR.

Good morning,
I am for deals at 20% or higher CAP rate. Please send me your info and I will look at it, but make sure your #s are right! Please don't send me a calculated CAP rate that doesn't factor in Vacancy, Maintenance, Taxes, Insurance etc.

I am wanting to start Private Lending and wanted to get feedback and tips on how to get started?
I am looking for 8-12% ROI ...seems to be high expectations from what I keep hearing...
Also looking and able to extend $30-$75k in private lending to an real estate investor or flipper.
