Looks like a great deal with those numbers. I do agree with @Patrick L.  especially if you are using hard money. If you are cash and don't mind having the money tied up then that obviously isn't as important. 

Another thing to think about with a property of that size if you haven't done similar projects the finishes and everything in the home must be top notch, which many times can get a lot more expensive than you anticipate.

Just be honest and let her know that you can no longer purchase the property. She will probably be upset but you aren't committed to anything since it was all verbal.

That is a tough situation I agree with @Gerald Harris make sure you have serious buyers and get someone they trust to let you in. 

I have dealt with this situation doing a regular sale. It blows my mind someone wants to sell their house but don't want people to see it.

Bring in a partner is always a very complex question. A lot of things come into play (trust, business savvy, capital, ownership, responsibility, etc.) 

If he doesn't make you feel comfortable as a partner then go in on your own, remember even good friends don't always make good business partners. 

Keep saving up your money and preparing yourself by reading, watching, and listening as much as you can about investing.

@Cody Harmon That is great that you are interested in investing at such a young age. Keep saving and making as much money as you can and before you know it you will be able to purchase your first investment property of some kind. Keep hustling and good things will happen.

I agree, be very careful with Zillow estimates. They can be way off (either high or low). It is best to get a real estate agent on your team that knows the area and can pull good comps and give you true and realistic values.

@Matt Wharton Welcome. Arizona is a great and very exciting real estate market to be in. I took my classes through the Arizona School of Real estate and Business.
