Looking for suggestions with building a website where i can send my potential tenants to fill out the rental application, see available units, a link to the smartmove tenant screening website and read a little about our rental company.   Is anyone willing to share there website address for me to get ideas of how this should be laid out?

Im changing a 2 unit into a 4 unit and im considering adding a sprinkler system.  Does anyone know when you are required to add a sprinkler system and what should i expect to pay?

Im a contractor in PA.   In 2012 I rewired a 100 year old farm house around 3000 sqft, total cost $10,000 for parts and labor at $35 per hour.  The rewire included new main panel, Snaking all new wires through finished walls, new plugs and switches in every room.  2019 our current labor rate is $75 per hour so the cost of this project today would probably be in the high teens.  In 2012 I talked with my uncle who has a construction company in CT and he said a project like that in his market would easily be $30,000.   I agree with everyone else,  get a bunch of prices and compare apples to apples.  Each estimate should list the number of receptacles, switches, lights, circuits, panels and info on inspections, permits, contractors licence and insurance.

We have a rental appraised at 255,000 that we owe 148,000 on. We could refinance to 80% LTV and use that 56,000 as the down payment for the next property. How does someone decide what LTV they are comfortable with? I love the brrr strategy, i am just unsure of how far i want to leverage them. thanks

What are your thoughts on buying cheap mobile homes in a trailer park and renting them out? I could buy a trailer on site for 15k, fix it up a little for 5k and then rent it out for $800 a month. The lot rent is $400 so that would leave me 400 a month for vacancies and repairs. You could end up with 200 per month in cash flow from your 20k investment. I understand that the mobile home is going to depreciate to 0 eventually. We have other nicer rentals that cash flow and appreciate, this would be to offer some affordable housing where there isn't much and a smaller purchase price for us to add more rentals.

Closing on a three unit next week, around 200K.  Looking for your thoughts on should i dress up, down, or just wear the same stuff i do everyday?  My lawyer and banker will be wearing suits.  The seller fell on hard times and will not be dressed up.  The seller might not like it if i dress up.  Im working with  a commercial lender who i would like to work with again and i think it might look good to him if i dress up a little . ?   Im comfortable in shorts, t-shirt and tennis shoes.   I dont want to try to be fake but i also dont want to be under dressed.  Thanks for your time!
